Gate repair in Keller, TX
Keller sits on some of the most pronounced terrain in north Tarrant County, and it shows up in the gate work. A swing gate needs a flat arc to travel through. Half the driveways here don't offer one — and the resulting gates drag, bind, and eat operators until somebody addresses the grade instead of the gate.
The grade problem
A swing gate travels through an arc, not up a hill
Picture the bottom edge of a swing gate. As the leaf rotates on its hinges, that edge sweeps a level circle. If the ground it sweeps over rises even a few inches across the arc, the gate hits it.
There are only two ways to hide that from the customer at install, and both are bad. The first is to hang the gate high enough to clear the highest point, which leaves a gap under the latch end large enough for a dog or a child to pass through and looks wrong from the street. The second is to shorten the leaf, which narrows the opening.
What actually happens on a lot of Keller installs is neither: the gate is hung to fit the driveway on a mild day, and then it scrapes. The owner calls someone who adjusts the hinges. It scrapes again. Eventually the operator — which is being asked to push a gate into the ground — fails, and it gets replaced, and the new one fails too.
The operator was never the problem. Any time we're called to a repeat operator failure on a sloped driveway in Keller, the first thing we check is whether the gate is physically able to travel its arc.

The second-order problem
Water goes where the gate is
Sloped driveways concentrate runoff, and the low point is very often the gate opening. Over a few seasons that does predictable damage: it washes soil away from the base of a gate post, undermines the footing, and leaves a slide gate's ground track packed with silt and gravel that the roller has to climb every cycle.
If your slide gate in Keller shudders, hesitates, or trips its obstruction sensing at the same point in its travel every time, the track is the first place to look. It's a maintenance issue, not a failure, and it costs a fraction of what an operator replacement does.
On swing gates, undermining shows up as a post that has begun to lean downhill. Once that starts, adjusting hinges only buys time.
Neighborhood conditions
Keller's housing stock splits into two distinct kinds of gate work. In the master-planned neighborhoods — Hidden Lakes, Marshall Ridge, and the estate sections off Bourland and Johnson Road — we mostly see private driveway gates installed with the home and now reaching the age where original operators are being retired.
On the acreage tracts, especially toward the Bear Creek and Mount Gilead areas, the work looks more like our Argyle jobs: longer runs to power, larger openings, and wind exposure.

My gate scrapes the driveway. Can you just adjust it?
We can, and if the cause is worn hinge hardware or a settled post, adjustment is the correct repair. But if the driveway rises through the gate's swing path, adjustment is temporary by definition — you're moving the leaf up to clear the high spot, which opens a gap at the low spot. We'll measure the actual grade across the arc and tell you which situation you have. If it's the grade, the honest options are the five in the table above.
I've replaced the gate opener twice in five years.
That's a strong signal that the operator isn't the failing component. Operators die early for three reasons: they're fighting a gate that binds, they're undersized for the leaf's weight and wind area, or they're getting bad power. Replacing the operator a third time without identifying which of those is happening will produce the same result. This is one of the more common calls we take in Keller specifically because of the terrain.
Can a swing gate be converted to a slide?
Often, but the site has to allow it. A slide gate needs open room alongside the driveway roughly equal to the width of the opening for the leaf to retract into, plus a clear, reasonably level path for it to travel. On a lot with a fence line running tight to the drive or landscaping in the run-back, it isn't possible without significant changes. We check that on site before we discuss it, because it's a question the driveway answers, not the homeowner.
