The failure story is nearly always the same. Equipment is specified by opening width and price at construction. It performs acceptably for a year or two. Then the wear items — rollers, chains, hinges, the operator's own drivetrain — reach the end of a service life that assumed one-tenth the duty, and the property enters a cycle of emergency repairs that costs more annually than the correct equipment would have cost once.

Turn season is the worst time for a gate to fail

Student housing turns over in a compressed window in late summer. For a couple of weeks the property has moving trucks, parents in unfamiliar vehicles, delivery traffic, and a resident database being rebuilt from scratch — all funneling through an access gate.

Two things reliably break during turn. First, the mechanical equipment, because cycle counts spike well above normal. Second, the access system, because hundreds of credentials are being deactivated and issued at once and any weakness in that process becomes visible immediately.

The right move is servicing the gate in June, not August. A preventive visit before turn — wear items replaced, safety devices tested, access system verified — is straightforward. The same work during move-in week is an emergency with a line of cars behind it.

Our community gate breaks constantly. Is it a bad brand?

Usually it's not the brand — it's a class mismatch. Residential-rated equipment installed on a gate that cycles hundreds of times a day will fail no matter whose name is on it, and replacing it with the same class produces the same outcome on the same schedule. The diagnostic question is what your actual duty is, which most properties have never measured. We'd rather establish that first than sell you a fourth operator.

Stop using the gate on automatic until it's inspected. A gate contacting vehicles means the entrapment protection or vehicle detection isn't doing its job — a failed loop, a misaligned photo eye, an obstruction sensing setting that's been raised, or a timer closing the gate before a vehicle has cleared. All of those are correctable, and all of them carry real liability while they persist. This is not a wait-and-see item.

Can you get us through the turn without a shutdown?

Best case is servicing before turn rather than during it. If you're already in it and the gate has failed, tell us when you call — we'll prioritize getting the site to a safe, secured state first, which sometimes means a controlled fail-open with the access system documented, rather than leaving a property half-functional while parts arrive.
